Bird Dog Real Estate Rebate:

If you use Bird Dog Real Estate to help you find and close on your new Home we will pay your 1st months mortgage payment of Principal & Interest after closing with a check to you that matches your payment information on your Closing disclosure statement.   (Rebate is capped at 30% of commission Bird Dog Real Estate receives on the Buyer’s Home purchase). If you are a Cash Buyer then you will receive 30% of  the commission Bird Dog Real Estate receives. 

That is real money that can be used for all sorts of things that tend to arise after purchasing a new home.  Our Buyer clients have been using it to add value back to their homes with new hardwood floors, carpets, tile, counter tops, some have used it for move in items like TV’s, furniture, appliances. 30 percent rebate MED

Some conditions need to be met to make sure you receive this rebate:

1) Rebate is available only to buyers who close escrow/proceed to final settlement with Bird Dog Real Estate acting as their sole and exclusive agent in the purchase of real estate.

2) The Rebate is paid on the net purchase price, so if closing costs of $5000.00 were built into the previous example the rebate would be paid on a Net Purchase Price of $295,000 instead of $300,000

* Rebate is available only to buyers who close escrow/proceed to final settlement with Bird dog Real Estate acting as their sole and exclusive agent in the purchase of real estate. The rebate is Capped at thirty percent (30%), of the cooperating broker commission actually received by Bird Dog Real Estate at the close of escrow/settlement for representing the buyer net of any allowances or other deductions by Bird Dog Real Estate related to the transaction. The amount of the cooperating broker commission received will vary on individual properties. Occasionally, the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or other additional incentive over and above the cooperating brokerage commission. Any such bonuses or other additional incentives are separate and apart from the cooperating brokerage commission actually received by Bird Dog Real Estate and buyer is not entitled to a rebate on any bonus or other additional incentive monies paid to Bird Dog Real Estate over and above the cooperative broker commission. If a rebate is paid, the rebate will be paid or credited to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement or equivalent official closing statement. In the case of an IRC §1031 Tax Deferred Exchange (“Exchange”), the party named as the “buyer or borrower” is the Qualified Intermediary (the “Exchange Company”) and the rebate will be paid or credited to the Exchange Company for the benefit of the party conducting the exchange (the “Exchanger”). All buyers, or in the case of any Exchange, the Exchanger must sign this Rebate Agreement before any rebate will be issued. This rebate program is only available where offered by Bird Dog Real Estate permitted under state and federal law and when not otherwise prohibited by the buyer’s lender(s). There may be tax consequences to the rebate. If you need legal or tax advice, you should consult with the appropriate professional.
