In 2014 alone, we at Bird Dog paid out $40,395 to our clients through our BDRE Buyer Rebate Program. With this, we pay 30% of our commission to our buyers when they use Bird Dog as there Buyers Agent. It’s that simple! No catches, no contracts…just money in your pocket! Snow storm in Quincy MA

I am stuck in a snow covered home waiting for spring to arrive and  need to keep myself busy with inside projects that I most likely won’t get to once the nice weather begins.  At this time of the year I try to find home projects that I can do on these “cabin fever” days that will help increase the value of my home or simply save me a few bucks.   I usually take on one project at a time and get it done completely rather than having several unfinished projects inside the home when the nice weather arrives. I find this helps me to focus on getting each job done right and keeps the home looking its best.  Below you will find one such project that I have done this winter.


Project #1:  Changing bathroom exhaust fan controls from switches to timers

I found myself constantly forgetting to turn the switch off on the bathroom exhaust fan or turning it off too quickly and the bathroom would end up feeling like a tropical rain forest. The time had come to install some timers instead of the standard on/off switch.  With electrical projects you need to be very careful, but it can certainly be done without having to hire an electrician.  Before starting a project like this, I find it helpful to Google it and study the process or watch You Tube to see how the project is done with a video.  A head light is a very useful tool for this project.  You should have the power off on the circuit you are working on and still have hands free light.  I had two bathrooms to complete this job for and did them both in around 2 hours.  The 1st one took a bit longer but then I had the hang of it and the 2nd went a lot faster.  As with any job on an older home, this job got bigger when I decided to change the older light switch along with adding the timer to be able to use a new (and better looking) face plate.  The new light switch also comes with a night light so my kids and I can see the light better at night.  This project came in at under $75.00 with timers running around $25.00 each and the light switches around $8.00 apiece.  So we now have exhaust fans running on timers in both bathrooms with a lot more modern look. No more having the fan running all day and wasting electricity!  This little winter project helps pass the time while waiting for better weather and will pay dividends all year long.  Look for more projects coming in the weeks ahead.

I received a call from a woman named Ann who said she was living in Germany and had found us online while searching for homes in Quincy.  At 1st I was a bit skeptical and thought it was one of those online scams but soon realized that it was not that.  Our problem was that once she arrived in the country, we needed to find AND close on a new home in 17 days. So, over two days’ time we went out and saw close to 25 Condos and then narrowed the search to two.  After another two days of tough negotiations Ann finally had the place she wanted and we closed the deal 10 days later….with 3 days to spare.  A big Thank You to Broderick and Lewis for getting all of the legal work done so quickly, it really helped us to get the deal closed on time.  The Bird Dog 30% Buyer’s rebate on this property came to $2691.75 which helped Ann buy all new kitchen countertops…..and then some!  Whether it is someone who lives nearby or overseas, Bird Dog Real Estate is here to help with all of their needs.  Please keep spreading the word and Thank you.


One of the main things this buyer did not like about her new condo was the setup of the kitchen. The BDRE buyers rebate allowed her to replace the outdated Corian countertops with some beautiful new Granite!  Brand new Granite counter tops and a new paint color really make this kitchen shine.  Some small changes can really add some value to your home.  Most BDRE Buyer’s use their rebate to add value back to new homes which we just love.  What is your broker doing for you?  Besides cashing a bigger check?
